The Gilbert Group is an independent property agency built around a simple belief.
Property management should feel personal, proactive and properly managed.
Founded and led by Grace Gilbert, The Gilbert Group provides residential lettings and property management across the North West, working with landlords, investors, developers and tenants who want a more hands-on approach to property.
We deliberately do things differently. Rather than operating like a traditional high street agency, we combine personal service with modern property technology, allowing us to manage properties efficiently without losing the relationships that matter.
From marketing and tenant selection through to compliance, rent collection, maintenance, inspections and the everyday management of a tenancy, our aim is simple: protect the property, protect the landlord and create well managed homes for tenants.

The Gilbert Group is led by Grace Gilbert, who began her career in estate agency after leaving education and quickly developed a passion for the lettings and property management side of the industry.
After working within traditional estate agency, Grace recognised that there was room for something different — an agency where landlords weren’t passed between departments, tenants weren’t treated like reference numbers and problems weren’t simply dealt with once they became urgent.
She wanted to build an agency that was sharper and more accountable.
That became The Gilbert Group.
Today, Grace remains heavily involved in the day-to-day running of the business and the management of its portfolio. From meeting new landlords and advising on rental values to overseeing tenancies, compliance and more complicated property matters, clients have direct access to the person responsible for their property.
For Grace, that accountability matters.

Owning a rental property should be a rewarding investment, but with increasing regulation, changing market conditions and the day-to-day responsibilities of a tenancy, having the right managing agent has never been more important.
At The Gilbert Group, our role is simple: to protect your property, maximise its potential and give you confidence that your investment is being managed properly.
When a landlord places a property in our care, we understand the responsibility that comes with it. For many of our clients, their property represents years of hard work, a long-term investment or part of their future financial security. It deserves to be treated accordingly.
My focus is on proactive management rather than simply reacting when something goes wrong. From careful tenant selection and ongoing compliance to rent reviews, property inspections and considered maintenance decisions, we aim to protect both the performance and long-term condition of your property.
I also believe strongly in honest advice and clear communication. Our landlords should always understand what is happening with their property, why we’re recommending something and what we’re doing on their behalf.
Ultimately, a good managing agent should give you something incredibly valuable: peace of mind. Knowing your property is being monitored, your responsibilities are being managed and, when challenges arise, you have an experienced team there to deal with them.

Technology plays a major role in how we operate. The Gilbert Group uses modern property management software, automated processes and AI-supported systems to help monitor compliance, organise maintenance, maintain accurate records and identify important actions before they are missed.
But technology doesn’t replace people.
We believe some of the best tenancies come from having a professional relationship with the people actually living in the property. Tenants should know how to report an issue, landlords should know what is happening with their investment, and communication shouldn’t disappear into an inbox for days.
Our systems handle the background work so that our time can be spent making better decisions, solving problems and looking after our clients.

No two landlords are exactly the same. Some own their first investment property. Others have portfolios built over decades. Some want to be involved in every decision; others want us to take care of practically everything.

We believe in honest advice, sensible rental valuations, proactive rent reviews, strong tenant selection and dealing with maintenance properly rather than repeatedly applying short-term fixes.
