Let Only or Full Management? How to choose the right level of support
Most landlords we speak to don't start with a service level in mind — they start with a property and a question: how much of this do I actually want to do myself?
Let Only suits landlords who live close to the property, know the compliance basics, and are happy to field a call about a boiler on a Sunday. We find and reference the tenant, set up the paperwork and register the deposit; from move-in day, the tenancy is yours.
Full Management is for landlords who want the tenancy run properly without being inside it. Rent collection and statements, arrears follow-up, maintenance triage with vetted contractors, periodic inspections, renewals and notices, and compliance certificates tracked so nothing quietly expires.
There's also a third option that didn't exist in most agencies until recently: Full Management with Accountancy. Your rental income and expenses are booked as they happen, and your self-assessment return is prepared with Gilbert & Co Accounting — one point of contact, one 14% fee, and no January scramble for statements.
The right answer depends on three things: how far you live from the property, how confident you are with lettings compliance, and how you want your tax affairs handled. Our Landlord Readiness Check walks through exactly those questions and suggests a fit in about two minutes.
Whatever you choose, fees and terms are confirmed in writing before you instruct us — and you can move between service levels as your circumstances change.
