Renting in the North West: what to expect from search to move-in

Renting shouldn't feel like a black box. Here's exactly how the process works when you rent a home through The Gilbert Group, from first search to getting the keys.

Search and shortlist. Every available home is listed with its rent, deposit, availability date and key features. If nothing fits today, the Home Match quiz lets you register your requirements — budget, bedrooms, areas, must-haves — so we can contact you first when something suitable comes in.

Viewings. Book a time that works, including evenings and weekends where we can offer them. We accompany every viewing, so the questions you have about the property get answered by someone who knows it.

Applying and referencing. When you apply, we'll tell you exactly what the property requires — referencing criteria, income expectations, deposit and tenancy length — before you commit to anything. Referencing is carried out per property, and we'll keep you updated rather than leaving you chasing.

Deposit and paperwork. Your deposit is protected in a government-approved scheme, and the tenancy documents are sent clearly and in order — no surprise clauses on signing day.

Moving in and after. Keys, check-in and the condition report are handled in one sequence. During the tenancy, maintenance is reported through our maintenance form and triaged with clear priorities — emergencies are escalated, and you'll always know what's happening next.
